Outflows from real estate funds have now reached £5.6bn as a result of Covid and now the prospect of FCA regulations. This could be the beginning of the end for the sector. Yet, as we saw when banks became more stringently regulated after the financial crisis, challenger banks and alternative lenders came along. Maybe this will be a catalyst for investment in property debt given the increased flexibility and returns it can offer.
Are we witnessing the beginning of the end for traditional property funds and will property debt investment fill the void?
